A sale agreement protects the interests of both parties and clearly defines the conditions under which the seller intends to sell the property and the conditions under which the buyer intends to acquire it. This facilitates the smooth conclusion of the transaction without quarrels, confusion and misunderstandings. Real estate is more important for a sales agreement, not least because these sales are complex issues that require many legal documents and procedures. This requires a detailed understanding and description of the entire procedure and roles of the parties. For the sale of real estate, the first step is to develop a sale agreement. The Supreme Court of India in 2012, in the case of Suraj Lamp – Industries (P) Ltd (2) against the State of Haryana, any sale contract (for sale), which is not a registered promotional title (sales characteristics), would be less than the requirements of Sections 54 and 55 of the Transfer of Ownership Act and will not confer ownership, enfactos or enfactos on real estate (except for the limited right granted under Section 53A of the Transfer of Ownership Act). Locked-in property can only be transferred by a transport permit (deed of sale), duly stamped and registered legally. We therefore assert that goods can only be transferred/transported legally and legally through a registered transport obligation. If the seller does not sell or return the property to the buyer, the buyer is entitled to a special benefit in accordance with the provisions of the Specific Relief Act of 1963. A similar right is available to the seller as part of the agreement to require a certain benefit from the buyer. A sales agreement is the basic document on which a deed of transport or sale is written.
